If you have the confidence and time to carry out your own viewings then this is the package for you! For a total upfront cost of €650 + VAT you will receive all the advertising and traditional auctioneering services listed above. The only difference between this and our ‘TRADITIONAL’ and ‘FLAT RATE REAL ESTATE’ package is that you carry out your own viewings at a time that suits you. This service is very popular with vendors due to the significant savings they will make but also to potential purchasers. Their questions regarding the property, locality, schools, parks etc… can be answered straight away by the person that owns the property. Who better to answer such questions? In order to depersonalise the negotiation process you are contracted to refer all offers to your BuyMyPlace.ie agent. Once your property has been sale agreed your assigned agent will progress your sale to completion

Flat rate real estate

€2500 +VAT (MAX) our commission is capped at €2500 +VAT regardless of sale price

Our commission is capped at €2,500 + vat regardless of the sale price of your property. Yes! That does mean that even if your property sells for €500k, BuyMyPlace.ie will still only charge €2,500 + VAT on completion of sale.

The selling process

We will arrange to visit your property at a time that suits for you to show us around and discuss all aspects of the sale of your home.
Sometimes agents will provide a high valuation of your home in order to secure its listing and then work on you to reduce the price at a later stage. We find this tactic incredibly frustrating and this is absolutely NOT what we at BuyMyPlace are about! As agents, we need to ensure that we can meet your expectations and will not list a home unless we are confident in doing so. We will provide comparable evidence when valuing your home taking into account any additional features or works carried out etc… In addition, we will view your home as perspective purchasers and provide invaluable advice on how you may enhance its value.
Once you are satisfied to engage BuyMyPlace.ie to sell your home, we will draft a Contract of Sale. It is a legal requirement that all agents have a Contract in place prior to advertising.
BuyMyPlace.ie do not charge the high commissions traditionally associated with estate agents. This does not in any way compromise the service we provide as all properties listed through BuyMyPlace receive maximum exposure. We limit the amount of property we list at any given time to ensure each property receives required attention. Our pricing structure is transparent from the start which means there are no hidden costs on the completion of sale. Our Fees are as follows:

€2,500 + VAT- If your property sells for anything over €250,000. Yes, that means if your property sells for €500,000 you are still only charged a flat rate of €2,500 + VAT payable on completion of sale.

1% + VAT – If your property sells for anything less than €250,000.

€1,500 + VAT – If you wish to accommodate your own property viewings we charge a reduced rate of only €1,500 + VAT.

*Each package is subject to an upfront marketing fee deductable from your final fee on completion of sale.

Each property must have a Building Energy Rating Cert prior to advertising. Visit SEAI Ireland for a list of approved contractors in your area.
In order to receive the best possible price for your property, it is imperative that it is exposed in its primal glory to all and sundry. First impressions do count! It is important to ensure that your property is presented in its best possible light. Once you are satisfied that you have done so, our photographer will schedule an appointment to come along and capture same. All properties listed through BuyMyPlace are advertised on Daft.ie and MyHome.ie along with all the BuyMyPlace social networking sites.
All viewings are scheduled through BuyMyPlace. We will make sure you have adequate notice prior and promise to provide feedback in a timely manner.
At last we have an offer! All offers will be referred to you the vendor and we assure you that we will negotiate on your behalf to ensure your property achieves the best possible price. We will advise and keep you informed every step of the way.
Once you are happy to accept an offer on your property, we will request a booking deposit from the prospective purchaser. This booking deposit will be held in the BuyMyPlace client account, and is fully refundable until such time as contracts are signed. Heads of Terms will be sent to your solicitor allowing him/her to progress your sale to completion.
Whilst your solicitor is preparing contracts etc., the buyer may arrange a structural report to be carried out on your property. This is the normal procedure and may take a couple of hours to complete.
Once the purchaser’s solicitor is satisfied with the response to all queries raised with regard to contracts, they will instruct their client the purchaser to sign. Contracts will then be returned to your solicitor with a 10% contractual deposit less the booking deposit received from BuyMyPlace as outlined in the Heads of Terms. The sale is now binding on both parties.
Congratulations – your property transaction is now complete and you can move on. Both parties’ solicitors will confirm a closing date, and once funds for completion are in place, your solicitor will advise us the agent to hand over keys to new owners.
