Some tips when buying a home…

Before you begin your property search it is imperative to know exactly where you stand when it comes to your budget! 

If you are not lucky enough to have the funds to purchase a property idly sitting in your bank account (you are not alone!) it is very important to speak to your mortgage broker to establish exactly where your budget stands.  Do not assume you can borrow a specific budget as this will lead to major disappointment!

Know exactly where you stand from the get go.
Once your budget has been established register your interest with BuyMyPlace.ie Let us know what and where you would love your new home to be and include a list of absolute necessities. This will paint a picture for us as agents and enable us to help you in your search for your dream home. If we do not have a suitable property on our list, we will advertise your requirements through our social media platforms (anonymously of course) to encourage our followers to assist with your search. We would also recommend that you register with Daft.ie and MyHome.ie to ensure that you are notified as soon as there is a new listing from any agent that matches your criteria.
As soon as we receive an instruction to sell a property that may suit your needs, we will contact you immediately to advise and arrange a viewing. We strive to accommodate both vendor and purchaser when arranging viewings – even if that means after regular office hours.
When purchasing a home, you will require a solicitor to act on your behalf.  It is important to have your research done and be ready to progress your purchase as soon as an offer has been accepted.
So you think you’ve found THE ONE! What’s the next step? As soon as you’ve found your dream home you will need to give us an offer which in turn we will present to the vendor. Should your offer be accepted we will require a booking deposit in order to officially Sale Agree the property. A booking deposit is non-contractual and is fully refundable until such time as contracts are signed.
On receipt of your booking deposit, the said property will become Sale Agreed. Heads of terms will be sent to both parties’ solicitors, who will then in turn progress your sale to completion. Both parties’ solicitors will have quite a substantial amount of paperwork to complete throughout this process, and it can take anything from a couple of weeks to a few months. To ensure that this process moves as smoothly and as transparently as possible, we will keep you regularly updated with any progress made.
To ensure peace of mind in your new purchase, we would recommend that you instruct a professional survey to carry out a structural report on your proposed new home prior to signing of contracts. This will highlight any structural defects or issues that may arise in the future. We will accompany your surveyor to the property and assist in whatever way possible.
If you are purchasing the property with a mortgage, your financial institution/mortgage broker will send an independent valuer to provide their opinion on value. This is an independent valuation report and should not be confused with the structural report conducted by surveyor.
Once your solicitor is satisfied with the response to any contractual queries raised, both parties will be required to sign the contracts. You will be required to pay a deposit which is typically 10% of the purchase price less the booking deposit already paid to your estate agents’ client account. At this stage both parties’ solicitors will agree on a target closing date.
The search is over! The ‘i’s are dotted and ‘t’s are crossed! Congratulations…The time has come to collect the keys for your new home!
